Booking Fees & Cancellation Policy
Payment in full is required at time of booking. State and Local taxes will be applied to the room rate. We accept MasterCard, Visa, American Express and Discover cards.
In the event of a cancellation, a non-refundable booking fee of $50.00 will be retained from the total reservation cost. All cancellations within 7 days of your reservation are non-refundable. However, if you made your reservation through an Online Travel Agency, the total reservation cost is non-refundable at the time of booking.
Check In & Check Out
CHECK-IN 4 PM:
Your room will be ready for you by 4 pm on the day of your arrival.
Please be sure to review and sign that you have read and understand our policies.
If you plan to arrive before 4 pm or after 11 pm, please contact us at 435-896- 3821 to make special arrangements so we can ensure your room will be ready.
CHECK-OUT 11 AM:
Check-out by 11 am on the morning of your scheduled departure.
Due to our high demand and the need to ensure rooms are turned over for incoming guests, we are unable to offer late checkouts.
Housekeeping Services
Daily housekeeping services are not available, however, if you need any extra supplies please let us know and we are happy to assist you.
Non-Smoking & Drug Policy
Annie’s Place Bed & Breakfast is 100% smoke-free. This also includes no fireworks, burning incense, or candles. If smoking occurs, in the guestroom or in public areas within 20 feet of the property, there will be a $200 cleaning fee per night added to your room charges.
Annie’s Place Bed & Breakfast is 100% drug-free! Absolutely no illegal drugs are allowed on the property. If persons under the age of 21 are found to be consuming alcohol on the property, you will be asked to leave and will still be charged for the remainder of your reservation.
Incidentals
Annie’s Place Bed & Breakfast assumes no responsibility for accidents or injuries to guests. The management is not responsible for unsecured valuables within the hotel premises. Items removed from the guest room or damages to the guest room will be charged to your credit card on file.
Children & Additional Guests Policy
Annie’s Place Bed & Breakfast rooms cannot accommodate more than two guests and are not suitable for children under 12. Please contact us at 435-896- 3821 to make special arrangements for additional guests. Please be aware an additional $75.00 per person will be applied.
Pet Policy
Our Sage Room is our ONLY pet-friendly room. Please contact us at 435-896- 3821 to ensure this room is available for the dates of your stay.
The pet fee is $40 per night with an incidental charge of up to $1000 for any damages made by the pet. Pets are not allowed to be in the room unattended at any time. Leashes are required anywhere on the property. Please keep all pets off of beds and furniture to avoid any extra charges after your stay.
