Check-In Time, Check-Out Time, and Late Arrivals Policy

Check-In Time is after 4:00 pm.

If you plan to arrive after 11:00 pm, please call us at (435) 896-3821 so that we may coordinate your check-in with our night manager.

Check-out time 11:00 am. 

Cancellation Policy & Booking Policy

Unless otherwise stated in your rate guarantee, all reservations are charged in full, including tax and fees, at the time of booking. 

If you cancel your reservation 14 days or more prior to your arrival date you will be refunded the full booking amount minus a $30.00 processing fee. 

If you choose to cancel your reservation less than 14 days of your booked date, you will only receive a 50% refund of the total cost and this includes tax and fees.

Terms & Conditions

Annie’s Place is 100% smoke-free! This also includes no fireworks, burning incense, or candles. Guests who violate this policy are subject to a minimum $300.00 charge and agree to be charged by accepting this policy. 

If smoking occurs inside your room or on-site there will be a $200 cleaning fee per night added to your charges

For the safety, comfort, and convenience of all our guests we regret that we do not allow guests to bring their pets.

Many of the rooms cannot accommodate more than two guests; this facility is not suitable for children under 12. Please contact Annie’s Place Bed & Breakfast manager if you have questions about younger children.

Annie’s Place Bed & Breakfast is 100% drug-free!  Absolutely no illegal drugs are allowed on the property and if persons under the age of 21 are found to be consuming alcohol on property, we will immediately cancel the reservation, ask the guest to leave, and charge for the remainder of the scheduled stay as well as any damages that may have occurred in the guestroom.
